1 – ENVISION YOUR
DREAM
The first step is to
develop your dream into a concept that can be envisioned by or shown to
others. The best place to start is with Lindal’s newest planning book ~
LIVING DREAMS! Our new 2007 Lindal Planbook is the perfect inspiration
for your dreams both big and small. You will enjoy exploring each unique
home knowing every Lindal includes a lifetime structural warranty.
282-page book, 90+
floor plans, over 500 color photos & illustrations, and invaluable home
planning information. This information will help you visualize and
crystallize your design ideas in order for us to sit down with you and
to create your Lindal home plan. Beartooth Cedar Homes will work with
you from this initial concept through the completion of your home.
2 – KNOW YOUR SITE
It is extremely
important to know your land; the topography, utilities, vegetation, view
preferences, access considerations - therefore, at this time we will
have a site visit with you and walk your land. This is done to
understand your preferences and to assist you in developing a home that
not only meets your dreams and expectations but a home that is also
designed to it the site.
3 – DETERMINE YOUR
BUDGET
The National average
for a “turnkey” home is $220 per sq ft. Our building costs in our area
have ranged between $140 - $250 per square foot ($185 avg), of heated
and cooled living space. A lot varies with the choices you make, the
micro-economy in which you are building, the nature of your property and
the amount of work you put into the project. You actually CONTROL the
final price. We sometimes ask folks “Are you buying hamburger or a New
York Strip steak?”
Lindal Cedar Homes
has made arrangements with Wells Fargo that provide special home
mortgage programs for our home owners. Beartooth Cedar Homes has also
developed relationships with all of our local lenders and we will
provide you with information on each of these at your request. At this
stage, it is critical that you establish a planning budget.
4 – DESIGN YOUR HOME
At this point in the
journey, we will sit down with you to help you define your dream. This
will require significant input from you in order for us to help you
create a home that meets your lifestyle preferences, your functional
needs and satisfies as many “wants” as possible within your budget
considerations. This plan will utilize Lindal’s unique building system,
architecture, copyrighted drawings and top quality building materials
that will ensure that your home will meet the highest building
specifications.
Lindal has worked
with and studied thousands of custom homebuyers in our 63+ years and
over 50,000 homes—we’ve become like home design psychologists. That is
why Lindal has three design paths to offer - each one suited to your
particular needs. Our Design Services range from modification of our
Lindal plan to your custom plan to our exclusive architect site
service.
To start the design process, you will need to sign
a Design Agreement and provide a deposit that will cover the cost of
site visits, design consultations and drafting expenses. The design
deposit will be deducted from the cost of the home package. This will
also allow us to obtain first estimates from our builders and for you to
secure your loan with your lender.
5 – FINALIZE THE
DESIGN
Once the preliminary
design plans are completed, a set will be provided for your
review. After you have had the opportunity to look them over, we will
sit down with you and discuss any changes, modifications, Lindal
specifications and available options such as siding, windows, doors and
ceiling and wall liner. We will also address the unique requirements and
specifications of your building site. During this process, your plans
may be revised two times without additional cost.
6 – PURCHASE AND SALES
AGREEMENT
The Purchase and Sales
Agreement will authorize our architects, engineers and draftsmen at Lindal
Cedar Homes to draft the complete drawing package for your home. A deposit
of 15% of the package price accompanies the Purchase and Sale Agreement.
7 – PLAN REVIEW:
PRELIMINARY PLANS, PERMIT PLANS AND FINAL CHANGES
Plan review will allow
us to review, and if necessary, make additional changes to your plans. We
will present you with a series of four 1/8” and ¼” copies of plans during
each review period.
If your homesite requires a Design/Architectural
Committee approval we can provide plans for their review and work with the
committee to make sure we are complying with their guidelines for your
home design.
After you receive your permit plan set of drawings
from Lindal, you will have an opportunity to make minor changes. At this
time, final coordination is made on foundation plans and local
engineering, if required, and permits will be obtained from local
agencies. Copies of these plans will be put together into bid packages for
our builder for final bids or supplied to a general contractor of your
choice. Any changes will be returned to Lindal for inclusion in the final
construction drawings.
8 – AUTHORIZATION TO
SHIP (ATS)
After final approval
of your home plans, you will sign the Authorization to Ship form on which
you will indicate your preference for the delivery date of the Lindal
materials. Prior to the shipment of the materials from the factory, the
remaining 85% of the package price must be paid to Lindal Cedar Homes. To
assist you, Beartooth Cedar Homes, Inc. will coordinate with your lender,
contractor and local officials. Lindal will notify us of your ship date
and we will inventory your home package with the contractor and advise on
unloading, storage and protection of materials.
9 – THE CONSTRUCTION
OF YOUR HOME
During the
construction, your builder will be encouraged to call us with any
questions regarding Lindal plans or materials. We will provide an 800# for
immediate and direct access to Lindal if the builder has questions during
the build. We will make numerous site visits to ensure a smooth, seamless
home construction process and to ensure that the contractor is utilizing
only Lindal materials and constructing your home per plan.
10 – MOVING IN
Moving into your new
home will not end our relationship. You will have a limited lifetime
warranty (the best in the industry) from Lindal Cedar Homes, Inc., and if
issues arise we will administer any warranty service locally. We can also
provide many resources for the maintenance of your home. Ask about our re-
staining program.
